What British Columbia does to a building
BC is three building climates in one province, and it is the only one where seismic design is not optional. A frame for Nanaimo and a frame for Prince George are not the same frame.
The coast and Vancouver Island
Salt-laden air works through ordinary galvanized steel. Coastal builds get an aluminium-zinc coating instead, which is the difference between a building that lasts and one that streaks rust in five years.
The interior and the north
Alpine snow is the governing load through the Okanagan highlands and up toward Prince George. Purlin spacing tightens and gauge goes up.
Seismic, province-wide
BC designs for earthquakes and most of the country does not. It changes the cross-bracing, and it changes what the foundation has to resist. Your local engineer needs uplift and lateral reaction loads, and we supply them.

24x30 - the island and small-lot build. Garages and workshops around Victoria and Nanaimo, where lot sizes are tighter.
40x60 - the Fraser Valley working size. Dairy, equestrian and equipment storage through Langley, Chilliwack and Abbotsford. The most requested frame we ship into the province.

Getting it to your site
Three to four weeks into the Lower Mainland once drawings are approved. Vancouver Island adds the ferry crossing and the Peace River country adds distance, and both are quoted route by route rather than estimated. Because every frame is engineered to your address, freight is planned with the order rather than added at the end.

How do you handle BC seismic requirements?
Seismic bracing is engineered into the frame rather than added to it, and we provide the uplift and lateral reaction loads your local engineer needs to design a foundation that resists both. British Columbia is the only province where this is a routine part of every build we ship.
Do I need a building permit in British Columbia?
In most cases yes, and municipalities vary considerably across the province. Some also require schedule letters from a BC-registered professional engineer. Confirm with your local building department before you order, and we will supply drawings engineered to the BC Building Code and sealed for the application.
Can I put the building up myself?
Most of our customers do, or they hire a local crew. The frame bolts together and ships with a full drawing set, and we can point you to installers across most of the province.
Will the building rust near the ocean?
Not if it is specified properly. Coastal and Island builds use an aluminium-zinc coated steel rather than plain galvanized, which holds up far better in salt air. Tell us the address and the coating is specified for the exposure it will actually see.
