Shop and Barn Kits in the Northwest Territories

Engineered for Permafrost, Delivered by Ice Road and Barge

In the Northwest Territories the ground is the hard part. A heated building set straight on the surface will thaw the permafrost beneath it and sink, slowly and then all at once. Every frame we ship north is engineered so a northern foundation engineer can put it on piles, and drawn to your snow and wind loads before it is stamped.

NWT Shop & Barn Kits – Steel Building Packages

What the NWT does to a building

Cold, snow and permafrost, and the last of those decides whether the building is still level in ten years.

Yellowknife and the South Slave

Extreme cold snaps demand R-40 and above with real thermal breaks. Without them you get heat loss and condensation on the inside of the panel through the worst of the winter.

Inuvik and the Beaufort Delta

High snow loads combined with Arctic wind exposure. Roof capacity and bracing both climb.

Territory-wide - the permafrost interface

Base plates are engineered to integrate with permafrost-safe foundations, whether that is deep piles or thermosyphons. Getting this detail right is the difference between a building that lasts and one that sinks.

Our completed project pages are southern builds today. They are the same kits and the same engineering, drawn to NWT loads and permafrost conditions when they ship north.

Barndominiums in the Northwest Territories

A shop and a home in one shell, engineered as a single frame. If that is what you are planning, start here.

Getting it to your site

Year-round trucking runs the Mackenzie Highway to Yellowknife and Hay River. Beyond that, freight is staged at Hay River for the summer Mackenzie River barge, or load-optimised for the winter ice road to remote mine sites. Timing is planned into the order rather than added at the end, because the windows are narrow.

Frequently Asked Questions in Ontario

How do you build on permafrost?

You keep the heat off the ground. Buildings go on elevated piles or thermosyphons, and we supply the exact reaction loads so your northern engineer can design that foundation. Base plates are engineered to integrate with it.

Can you ship by ice road?

Yes. Loads are optimised for winter road weight limits, or staged at Hay River for the summer Mackenzie River barge, depending on your site and your timing.

Who issues the permit?

Yellowknife handles its own permits, while the territorial fire marshal reviews plans for many other communities. Confirm which applies before ordering. We supply the engineer-stamped drawings required either way.

How far ahead should I order?

Further than you think. Barge and ice road windows are narrow, and missing one can cost a season. Talk to us early and we will work backwards from the shipping window rather than forwards from the order date.
