What Nunavut does to a building

Continuous permafrost, blizzard wind and cold deep enough to change the steel itself.

Baffin and Qikiqtaaluk - Iqaluit

Coastal blizzard wind loads combined with High Arctic thermal requirements. R-40 and above with engineered thermal breaks is the starting point, not the upgrade.

Kivalliq - Rankin Inlet and the west

Tundra snowdrift accumulation rather than uniform snowfall. Roof purlins are designed for drift loading, which is a different calculation from flat accumulation.

Territory-wide - permafrost and the steel

Permafrost here is continuous, not patchy, so every structure goes on an elevated foundation. And at -50 ordinary structural steel becomes brittle, so Arctic builds use steel formulated against it.

Getting it to your site

Summer sealift, and the schedule drives everything. Kits are manufactured and staged at a southern maritime hub, then crated and weighed to meet ocean freight protocols. Every component is accounted for, because a missing piece cannot be couriered afterwards - it waits a year. The open-water window runs roughly July to October, so ordering works backwards from the sailing date.

How does the building get here?

Summer sealift. We stage the kit at a southern port, crate and weigh it to shipping protocols, and time it to the open-water window for your community. Nothing is left for you to arrange with the carrier.

When do I need to order?

Well ahead of the sailing window. Missing a sealift means waiting for the following summer, so the order date is driven by the shipping schedule rather than by fabrication time. Talk to us early.

What foundation does it need?

An elevated one - steel piles or thermosyphons - so the heated building does not thaw the permafrost beneath it. We provide the reaction loads your Arctic engineering firm needs to design it.

What about permits?

Community and Government Services reviews plans for building permits across the territory. We supply the engineer-stamped drawings required for the application.
