The ground and the cold both matter more here than the frame does, and a southern kit gets all three wrong.

Whitehorse and the south

Valley snow loads plus city energy requirements that often exceed the national baseline. Buildings here are specified for thermal performance from the start rather than upgraded later.

The north and Dawson City

Extreme cold engineering. R-40 and above with proper thermal breaks, or you get structural frost and condensation inside the panel through the worst of the winter.

Deep sustained cold makes ordinary structural steel brittle. Northern builds use steel formulated to resist that, which is not a detail most southern suppliers think about.

Getting it to your site

Delivery runs the Alaska Highway to Whitehorse, typically four to six weeks. Dawson City and off-grid communities are routed as specialised northern freight and quoted case by case. Because every frame is engineered to your address, freight is planned with the order rather than added at the end.

How deep do the footings need to go?

Deeper than almost anywhere else in Canada, often past eight feet, and shallow foundations will heave. We supply the exact reaction loads so your local engineer can design deep piles or a rigid floating slab for your ground.

What about permafrost?

Where it is present, the foundation has to avoid thawing it. A heated building placed straight on the ground will melt the ice beneath it and sink. Your northern engineer designs for that, and we give them the loads they need.

Who issues the permit?

Whitehorse building officials handle the city, and the territorial government administers the code elsewhere. Confirm which applies before ordering. We supply the engineer-stamped drawings required either way.

Will the steel handle -40?

Northern builds use steel specified to avoid brittle fracture in sustained deep cold, paired with R-40 and above insulation and proper thermal breaks to stop condensation forming inside the panel.
