Insulation and Canadian climate: keeping a steel building dry and warm

The most common complaint about a steel building in Canada is water dripping from the underside of the roof, and it is almost never a leak. It is condensation, and it is a design problem with a design solution. This category covers the physics plainly, then works through the systems that prevent it: vapour control in the right place, the right insulation for how the building will actually be used, air sealing, and ventilation that matches the season.

It also covers the other half of the Canadian problem, which is load. Snow is not a national number, roof snow load is not the same as ground snow load, and drifting against a lean-to or a taller wall creates concentrated loads that a general figure does not describe.

Specify the envelope before you order the frame

Insulation is not a finish. It changes the girt and purlin spacing, the interior liner, sometimes the frame itself, and it is far cheaper specified than retrofitted. Settle the heated-or-not question in choosing your building first. If the slab is part of the thermal envelope — in-floor heat, under-slab insulation, thermal break at the perimeter — those decisions are made before the pour, in site and foundations.

Homes, shops and livestock buildings differ

How to think about it, in order

Decide the use first. A building that is never heated, a building heated for a few hours on a Saturday, and a building held at a steady temperature all winter demand three different assemblies, and applying the wrong one is how condensation problems begin. Then decide where the control layers go: the air barrier, the vapour retarder and the insulation each have a correct position relative to the steel, and in a cold climate that position is not negotiable. Then choose the insulation system on performance and detailing, not on installed price alone, because thermal bridging through purlins and girts can quietly remove much of the nominal R-value you paid for.

Ventilation is the step people skip. Every building needs a way for moisture to leave, and the source differs: occupants and cooking in a home, washdown and combustion in a shop, animals in a barn. An unheated storage building still needs air movement, and a heated one still needs a deliberate ventilation strategy rather than accidental leakage.

Finally, treat snow as a site-specific engineering input rather than a regional impression. Roof snow load depends on shape, exposure, drifting and adjacent structures, which is exactly why a neighbour’s building, built to a different specification in a different year, tells you nothing useful about yours.
