Steel is the predictable part of a build. The ground is not. Two identical buildings on two properties in the same township can differ substantially in cost purely because of soil, frost depth, slope and how far the services have to run. This category deals with everything below the base plate and everything that has to happen before the frame arrives.
It also deals with sequence, which is where owner-builders lose the most time. Grading, trenching, in-floor heat, plumbing rough-in and anchor bolt layout all have to be finished before concrete. There is no version of this project where those decisions can wait.
Footprint, column layout and door positions all interact with the foundation, so read this category alongside choosing your building. Frost and snow are both climate-driven design inputs; use calculate design loads for your location and pair it with insulation and Canadian climate if the slab will be heated or the building conditioned.
Site work is also the line item that moves most between quotes. The excavation, gravel, servicing and concrete costs are broken out in real project cost, and the approvals that govern grading, entrances, culverts and floodplain work are in planning and permits.

Ground work runs in a sequence that does not tolerate improvisation. Assess the soil and confirm bearing capacity. Establish frost depth and the foundation type it implies. Set final grades and drainage so water leaves the building rather than collects against it. Trench and place every service that runs under the slab. Set forms, place under-slab insulation and any in-floor heat, and fix the plumbing rough-in. Confirm anchor bolt layout against the approved drawings, and confirm who owns that responsibility in writing. Pour, cure, and only then schedule the frame.
Two of those steps cause most of the delays we see. Anchor bolt placement is the classic one, because it sits between the concrete contractor and the building supplier and is easy for each to assume the other verified; a template and a checked drawing prevents a very expensive week. The other is drainage, which is often deferred because it looks like landscaping. It is not. Water sitting against a base plate or under a slab shortens the life of the building and shows up first as a floor that never dries and a wall line that rusts.
Winter adds its own constraints. Concrete can be poured in a Canadian winter, but it costs more, needs protection, and changes the schedule assumptions everyone made in October.
